01 / LOCALIZED REPAIR

Address a defined area

Localized stucco repairs may suit limited damage where the surrounding assembly can remain. The proposal should describe the affected area, preparation, materials, and finish treatment.

02 / MOISTURE RESTORATION

Look beyond the surface

A broader stucco remediation scope may include opening affected walls and addressing sheathing, weather barriers, flashing, and connections at windows or balconies. Ask which layers are included and how newly exposed conditions will be handled.

03 / REPLACEMENT & FINISHES

Plan the larger exterior

More extensive damage may call for replacement across a larger area. Coordinate the wall repairs with painting and coatings and any adjoining balcony work before choosing the final appearance.

EIFS needs a repair approach matched to the system.

EIFS, often called synthetic stucco, is different from traditional cement stucco. Its insulation, reinforcing mesh, base coat, and finish need compatible repair materials. If your inspection report identifies EIFS, include that detail with your request. We provide both EIFS repair and stucco repair.

Does every stucco crack mean there is water damage?

No. A crack alone does not establish the cause or show the condition behind the wall. Recurring cracks, staining, and leaks help identify where further evaluation may be needed. Include close-up and wider photos, and tell us whether the condition changes after rain.

Can you prepare a repair estimate from my inspection report?

Yes. Send your existing inspection report, property address, and photos with your estimate request. We can review the reported conditions and discuss the work. A repair estimate does not replace an independent inspection or engineering assessment; additional site review may be needed to define the scope.

How much does stucco repair cost in Houston?

Cost depends on the size and depth of the repair, access, the existing wall system, and the finish work. A surface patch and a repair involving sheathing, flashing, or adjoining windows have different scopes. How long will my stucco repair take?

Timing depends on the repair area, access, weather, material curing requirements, and any damage uncovered during the work. Ask for the expected work sequence, drying or curing intervals, and how changes to the scope will affect the schedule. We can discuss project-specific timing when reviewing your estimate.

Can a repaired area match the existing stucco?

Texture, color, weathering, and previous coatings affect how a repair blends into the surrounding wall. Discuss the intended finish and whether coating a larger wall section should be included in the estimate. An exact match to an aged finish should not be assumed.

Do you repair EIFS or synthetic stucco?

Yes. Monolite provides EIFS repair and replacement as well as traditional stucco work. Share any information identifying the existing system. The proposed repair should use compatible materials and account for the layers affected, including insulation and reinforcing mesh where present.

Can you combine stucco repairs with painting or balcony work?

Yes. Tell us about related painting, balcony, waterproofing, or sealant concerns when you request an estimate. A coordinated scope helps establish the order of work and which adjoining areas are included.
