When a window leaks during rain, adding caulk can seem like the fastest fix. Before treating the perimeter, establish whether the concern involves the window unit, its installation, the surrounding wall, or more than one component.
Show the symptom and its timing
Photograph where water or staining appears indoors and the full window area outside. Note whether it happens during particular storms and whether the unit has been replaced or resealed before. Keep those records with any inspection report.
Ask how the opening manages water
Window flashing needs to work with the wall's drainage path. Building Science Corporation's pan-flashing guidance explains that collected water must be able to exit. Sealing a designed drain opening can interfere with that function.
Understand the investigation
Ask whether the proposed review is visual, includes controlled testing, or requires a selective opening. Confirm what question the method answers and how any disturbed finish will be restored. An intact-looking bead of sealant does not prove that concealed details are correct.
Coordinate the repair boundaries
- Identify whether the window itself needs specialist work.
- Clarify which surrounding stucco areas are included.
- Plan for any damaged backing found when opened.
- Specify the finish and painting boundaries.
- Request photographs of important details before close-up.
