A stucco repair contractor should be able to explain what the proposal addresses and what remains uncertain. Use the same questions with each company so you can compare the work on equal terms.
Start with diagnosis and relevant experience
Ask what evidence supports the proposed repair and whether investigation is still needed. Request a project example with comparable height, access, and wall details. Finished photographs are useful, but progress records can help explain how the contractor handles concealed work.
Get the repair boundaries in writing
- Which elevations, openings, and wall layers are included?
- How will the repair connect to retained material?
- Who handles adjoining window, roof, or balcony details?
- Where do texture repair and painting stop?
- What triggers a written change in scope?
Review the business details
Request current insurance information, relevant credentials, references, and a written agreement. Confirm any project-specific permit or inspection responsibilities with the appropriate local authority. Avoid treating a vague “fully licensed” statement as an answer about this particular scope.
A specific answer is better than a reassuring slogan
“We waterproof everything” does not identify the work. A more useful explanation names the affected opening, proposed wall layers, relevant transition, and finish boundary. If the contractor cannot yet be that specific, ask what assessment is needed to reach that point.
It is reasonable for a proposal to identify uncertainty. It is less useful to offer a firm diagnosis from incomplete information and leave concealed discoveries unexplained. Look for a clear approval process that allows the scope to respond to documented findings.
Discuss access, scheduling, and warranty
Clarify entry routes, work hours, protection, weather delays, payment milestones, and cleanup. Read the actual warranty terms, including exclusions, duration, and the process for reporting a concern. Do not assume a portfolio or review promises a particular result for your wall.
